The Silver Group announces the sale of a single tenant, 7 Eleven gas station / convenience store located at 3148 South Goldenrod Road. The fee simple Property consists of a 3,000 SF retail building with 3 islands and canopy. The Property was a build to suit development for 7 Eleven in 1999 when Barry Silver sold the property the first time. About 16 years later, our client asked us to sell the property as part of their overall estate planning. The transaction closed in mid-November for $2,500,000 with the absolute net lease having about 5 years of primary term remaining. The Property attracted considerable investor interest due to the higher cap rate and eventually sold to an exchange buyer. Our client enjoyed 15 years of uninterrupted cash flow and sold the property for a tidy profit. We have already completed the up-leg portion of his trade.
